
The revitalization of a vast brownfield site, formerly used as military repair shops, is set to create an entirely new city district. The area has been fully cleared, with large-scale demolitions completed. A comprehensive land-use study, prepared by architect Lukáš Grasse, defines transport connections, internal composition, block-style urban fabric, and mixed-use opportunities. The vision is to create a first-class urban concept, organically linking the diverse aspects of future residents’ lives. While residential use will predominate, the project’s poly functional character will add capacity for retail, business, tourism, and civic amenities. Given its scale and location, the site is also suited for infrastructure of citywide and regional importance. Accordingly, we are preparing a major multipurpose hall for sport and culture in partnership with the City of Olomouc. The new district also aspires to reconnect the left bank of the Morava River with the life of the city, offering its residents and visitors abundant greenery and high-quality public spaces.
